Donate Your Real Estate
The process is simple. The IRS allows you a tax deductible gift for the fair market value of your real estate. The fair market value is determined by a licensed real estate professional in your area. Our organization will cover those costs. To start the process you will need to find a copy of your recorded deed. All grantees who are on the original deed will need to have their names notarized to transfer the deed.
We will use that deed and have a Quit Claim deed made and have a local attorney transfer the property. Please note if your property has a mortgage, excessive back taxes, and/or serious building and safety violations that we may not be able to take it. Your property does not have to have a minimum value it just can not have more liabilities than value.
Normally to transfer a property once all the forms are filled it takes about 14 days. Some cities require inspections prior to transferring while some states require additional information.
We have a good deal of experience in property transfers and can assist you in donating your property to us.
It is a good way to dispose of abandoned houses or properties that have been inherited.
We are thankful for each and every donation. They all help support our many causes as we help children worldwide.
